An automatic door is a machine that opens and closes thousands of times a day. Treat it like one, or pay for the privilege of ignoring it.
Most automatic doors fail for the same reason: nobody serviced them until they stopped working. By the time the door jams open in February or refuses to close at all, the repair bill is bigger than three years of routine maintenance would ever have been.
There is no single law that says service your automatic door every X months. What the law sets out instead is a duty: keep the door safe, keep it working, and be able to prove you did. How often you need to service to meet that duty depends almost entirely on one thing — how hard the door works.
This guide sets out the real servicing intervals for commercial and residential automatic doors, what the standards actually require, what a proper service covers, and what neglect costs when it goes wrong.
There is no fixed legal interval — but there is a legal duty
An automatic door is classed as both machinery and work equipment. That places it squarely inside several pieces of UK legislation that most building owners never connect to the front entrance.
The Provision and Use of Work Equipment Regulations 1998 (PUWER) require work equipment to be maintained in efficient working order and in good repair. The Workplace (Health, Safety and Welfare) Regulations 1992 require doors and gates to be suitably constructed and maintained. The Health and Safety at Work etc. Act 1974 sits over all of it as a general duty of care to anyone who uses the building.
None of those name an interval. They all assume one thing: that you have assessed the risk and set a maintenance schedule appropriate to how the door is used. The interval is your responsibility to determine and document — not something you can wait for the door to dictate.

How often should you service? Match the interval to the traffic
The single biggest factor is cycle count — the number of times the door opens and closes. A residential garage door that runs four times a day is not in the same world as a supermarket entrance running every few seconds in trading hours. Servicing frequency should track that reality.
The industry consensus, reflected in automatic door maintenance guidance from the DHF and ADSA, breaks down into clear bands:

If a door is on an escape route or holds a fire compartment, treat servicing and inspection as two separate obligations. The door can be perfectly serviceable and still fail a fire-safety check if its hold-open and release behaviour on alarm has not been verified.

What the standards actually require
BS EN 16005 is the headline standard for power-operated pedestrian doorsets in the UK. It covers safety in use and states that doors should be maintained by a competent person at intervals appropriate to the installation. BS 7036 — the code of practice for safety at powered doors for pedestrian use — runs alongside it and informs how risk and frequency are assessed.
Two words in that standard do the heavy lifting. Competent person means servicing carried out by someone trained and qualified on automatic door systems — not a general handyman. Appropriate intervals means the frequency is justified by a risk assessment that considers traffic, vulnerable users, and the consequences of failure. A care home entrance and a private office reception are not held to the same schedule, and the standard expects you to know the difference.
What a proper service actually covers
A service is not a glance and a squirt of lubricant. A competent engineer should work through the full safety and mechanical envelope of the door, and leave you with a record of what was checked.

Activation and safety sensors — alignment, range and response, including radar, infrared and any safety edges.
Force and speed testing — closing and opening forces verified against the limits in BS EN 16005.
Drive mechanism, belts, rollers and tracks — wear, tension and lubrication.
Fixings and panels — anchor points, glass retention and structural integrity.
Backup battery and manual release — confirmed working for power failure and emergency egress.
Fire-alarm integration — hold-open and fail-safe behaviour on activation, where fitted.
If your service report does not mention force testing or sensor verification, you have had a clean and an oil — not a service.
The cost of skipping it
Planned maintenance is the cheapest line item on an automatic door over its life. Reactive repair is the most expensive — because it arrives with downtime, emergency call-out rates, and a queue.
Predictable
Fixed annual or contract cost, parts replaced before they fail, near-zero unplanned downtime.
Unpredictable
Emergency call-out rates, lost trading hours, a held-open or jammed entrance, and a security gap.
There is a compliance cost too. Under the Equality Act 2010, a building must make reasonable adjustments for disabled access. An automatic door that does not open reliably stops being a convenience and becomes a barrier — and the duty holder, not the door, carries that liability. Skipped servicing can also void manufacturer warranties, turning a covered fault into a paid one.

Residential automatic doors — lighter duty, not no duty
Domestic automatic systems — gates, garage doors and the occasional residential sliding door — work far fewer cycles, so an annual service is usually enough. That does not make them low-risk. Powered gates are legally machinery, and force testing matters most where the consequence of a crushing fault is most serious.
An annual service on a domestic system should still include force testing, safety-edge and photocell checks, and verification of the manual release. If your installer skips those because it is “only a house,” find a different installer.
How to set the right schedule for your building
Start with the traffic, not the calendar. Estimate daily cycles, factor in who uses the door and what happens if it fails, and let that set the interval. A planned maintenance contract converts that decision into a recurring, documented service so the obligation is met without anyone having to remember it.
Keep the records. A service log is your evidence under PUWER and the Equality Act, your defence if there is ever an incident, and the thing that protects your warranty. Whether the door is on a busy commercial entrance or a quiet residential driveway, the principle is the same: a serviced door is a safe, compliant, working door — and a neglected one is a problem waiting for the worst possible moment to announce itself.
